

A car dealership is really several trades under one roof: the showroom that welcomes your customers, the workshop that repairs their vehicles, and often a parking area or wash bay bridging the two. In practice, many dealerships hand the whole site to a single provider, working from one protocol and one cart of products. Yet in Belgium, a vehicle repair workshop falls under its own environmental classification from 20 kW of installed motor power, with hazardous-waste obligations the showroom simply does not carry (Source: Bruxelles Environnement, 2024). That is what sits behind a question that looks routine: how should the place be cleaned?
The showroom has to look immaculate from Monday to Saturday, opening hours included: floors gleaming under the spotlights, glass without a streak, the reception area and offices ready for a customer who has come in to sign for a vehicle. It is a commercial display in the literal sense.
The workshop runs on its own schedule, often out of sync with the showroom, and it produces something other than dust: oils, greases, brake residue, water from washing out the pits. And between the two there is usually an outdoor parking area, sometimes a dedicated wash bay for customer or demonstration vehicles.
For a dealer principal or a site manager, the difficulty is right there: a showroom open to the public demands discretion and consistency, with no visible interruption for the customer walking through. A workshop closed to the public demands something else: compliance, traceability, safety. The same provider has to speak both languages without sacrificing one for the other.
Two worlds, one contract: that is usually where the friction starts. The equipment and products that degrease a workshop will damage a showroom floor polished for sales. And the reverse decontaminates nothing.
A vehicle repair workshop in Belgium falls under a specific environmental classification based on the installed motor power of its equipment. Above 20 kW it moves into class 1B and triggers reinforced obligations; below that it stays in class 2, but the baseline obligations already apply (Source: Bruxelles Environnement, 2024).
In concrete terms, the workshop floor has to stay impermeable, the cleaning water passes through a sludge trap and a hydrocarbon separator before discharge, with a maximum threshold of 0.5 g per liter. Oil-soaked sawdust, separator residue, and the sludge from cleaning are hazardous waste: they must be sorted, stored separately, and removed by a licensed operator, with traceability to back it up. The work areas themselves stay closed to the public.
The decontamination systems (sludge trap, hydrocarbon separator) have to be inspected every year, and storage tanks checked at least once every 15 years (Source: Bruxelles Environnement, 2024). Cleaning that ignores this equipment, or clogs it instead of protecting it, makes those inspections harder.
Cleaning that workshop with the showroom's products and method is not just inadequate: it is exactly the kind of detail that surfaces first during an environmental inspection. And on the showroom side, the reverse creates a different problem: equipment built to scour a workshop ruins floors and glass meant to sell.

On the dealerships we maintain, the assessment starts by separating the areas before products are even discussed: showroom, workshops, outdoor parking, wash bay where there is one, up to running a full site such as the Car Wash at the Axis Parc business park. Each area gets its own protocol: cleaning frequency, products, equipment, and for the workshop, the sorting and removal circuit for hazardous waste.
In practice, it begins with a site visit alongside the Area Manager: we list the areas, identify the workshop's sensitive equipment (pits, separators, waste storage zones), and set the cleaning hours around real activity rather than a theoretical schedule. The showroom can be handled before opening or during off-peak hours; the workshop, often at the end of the day, once the workstations are clear.
Two or three protocols, one point of contact: it is the Area Manager who absorbs the complexity, not you. On one dealership we look after in Wallonia, the workshop runs two shifts and the showroom stays open on Saturday for retail customers.
